What is my home actually worth?

It depends on the house, the ground under it, and what has sold nearby that is genuinely comparable. Send the address and we will walk it, pull the real comparables, and give you an honest number with the reasoning behind it. There is no cost and no obligation.

Should I fix things before listing?

Some work pays for itself and some does not. Cosmetic items that photograph well usually return more than major systems replacement right before a sale. We will tell you plainly which is which for your house rather than sending you a generic checklist.

My house sits on acreage. Does that change anything?

It can change a great deal. Road frontage, a second buildable site, soil that can support a septic system, timber, or a division right can all carry real value that a price built only on comparable house sales can miss.

How long does it take to sell?

That depends on price, condition, and how specific the buyer pool is. What we can tell you up front is an honest read on which of those three is likely to be the constraint for your property, so you are not guessing.
