How is commercial property priced differently?

Residential prices off comparable sales. Commercial prices off what the site can produce: the use it supports, the income it generates or could, and what a buyer has to spend to make it usable. Two parcels of identical size can be worth very different numbers.

Does zoning have to be in place before I sell?

No, and sometimes unzoned is the stronger position because it leaves the use open. What matters is that the listing states the situation accurately, because a buyer will confirm it and a surprise at that stage costs you the deal.

Who actually buys commercial ground here?

Regional developers, operators expanding along the interstate corridor, and investors assembling frontage. They are a smaller and more specific pool than residential buyers, which is why targeted marketing matters more than volume.

I have an operating business on the property. Can that be part of the sale?
