Fries VA real estate:a river line and a town marker tell different stories.

FEMA's checked Fries river point is Zone A, while the Town's mapped place point is Zone X on the same panel. Read the actual parcel on the map rather than assigning a flood answer from the town name.

Find Fries without treating the place marker as a parcel

This is the USGS GNIS place point for Fries. It locates the town on the base map; the Town line, a property boundary and the effective FEMA flood information need their own records.

Fries, Virginia: 36.7162 N, 80.9787 W. Open this spot on OpenStreetMap.

Two locations, one panel

FEMA shows different readings within the Fries map area

The checked New River point at Fries returns Zone A and a true special-flood-hazard flag in FEMA's National Flood Hazard Layer. The USGS town point returns Zone X with a false flag. Both are on Grayson panel 51077C0230C, whose effective date is August 28, 2008.

The two checked locations are examples, not property determinations

For a Fries VA real estate question, carry the actual parcel location to the effective flood map and the Town office. A point farther up the ground is not a substitute for a river-front building location. Conversely, the river point is not evidence that every parcel in town shares that classification.

Read New River frontage for the river's history. Questions about whether you can build in a floodplain belong with the proposed work and the responsible official. This location page does not approve a site or replace that review.

The river is real; access is specific

Fries river frontage is separate from a public landing

The county plan says the New River continues into the Town of Fries. Virginia DWR lists a boat landing off Route 94 at Riverside Park in the Town. That identifies a public facility; it does not assign a right to cross an adjoining private tract.

DWR's New River information also identifies Fries Dam and warns that releases from dams can cause a sudden river rise. The landing description is not a statement that river conditions are suitable for a visit or a particular activity. Consult the current DWR information for that purpose rather than relying on a real-estate photograph.

DCR describes Double Shoals on the Fries branch of the New River Trail. Use DCR's current access and closure information when planning a visit. A trail line on a map and a road approach to a parcel are different records; neither should be inferred from the other.

For a parcel inquiry, describe what touches the property: the river, a creek, a public tract or a private road. For proposed work at the water, read a dock on the New River and check the particular proposal with the responsible offices. A landing elsewhere in town is not the answer to that question.

The Town system

Fries names Eagle Bottom Creek as its water source

The Town's calendar-year 2024 drinking-water report identifies surface water from Eagle Bottom Creek as its source. It does not name the New River as the source of the Town supply. Keep that report year with the statement.

The distinction matters when comparing the river setting with a utility record. A property can be described by the New River while the municipal water report describes Eagle Bottom Creek. Neither description, by itself, answers whether an unconnected lot can receive a new water or sewer connection.

Take the parcel and any existing connection information to the Town office. Ask separately about water and sewer and identify whether the question is about an existing connection or proposed service. The county plan describes the Town as operating water and sewage lines from within its jurisdiction; it does not supply a connection approval for your lot.

The report also contains source-water assessment information. That program information is not a prediction for a new home or a substitute for the actual utility answer. Ask the Town about the service capacity, extension work and connection charge for the location.

Read the form as a form

The Fries zoning application asks you to locate the proposed work

The Town's zoning-permit application asks about the parcel, the proposed structure or use, and floodplain conditions. Read those questions as the form's questions. They do not, on their own, reproduce the complete zoning ordinance or establish a universal setback.

What the posted Fries application asks the applicant to supply
SubjectInformation requestedKeep this distinction
Parcel and proposed workOwner, tax map information, acreage, proposed structure and useA form description is not an approval
Position on the siteQuestions about 25 feet from the road centerline and 10 feet from property linesThose are the application's questions, not a universal rule stated by this page
FloodplainWhether the property or structure is in a floodplain and elevation information; a Floodplain Review entryThe form does not define what that review will require for your project
Site sketchAn aerial or legal survey showing the work, access width, distances to lines and existing structures, and floodplain informationA sketch does not establish an uncertain legal boundary

The instructions describe two Town visits and say the owner must identify property lines when they are unclear. Bring the unresolved line question to the Town before treating a drawing as settled. Keep the application, the parcel map and the proposed work on the same version of the project.

For building permits, the Grayson County Building Department publishes coverage that includes Fries. The Town zoning question and the county building question can therefore require different records. The Town office can identify the current zoning text for the location; the application is a useful preparation document, not the whole ordinance.

Postal, county and Town records

A Fries address can cross a county distinction

A Fries postal label, the incorporated Town and the county of a parcel are different questions. The Census 2020 relationship file assigns land in ZCTA 24330 to both Grayson and Carroll counties. A Fries, VA 24330 address does not by itself settle which county holds the parcel record.

A ZCTA is the Census approximation of a postal ZIP area. It is not a Town boundary. The Census 2023 Gazetteer separately lists the Fries incorporated place with 0.638 square miles of land and 0.185 square miles of water. Those are place-area statistics, not a surveyed outline for the property you are considering.

The checked GNIS point is in Fries and in Providence District in the Census 2020 geography. That point lookup identifies the map marker. For the parcel, confirm the county record and ask the Town office whether it lies within the incorporated line.

The Carroll County and Grayson County pages stay separate for that reason. Independence has a different Town-line and utility task; a nearby town name should not supply an answer borrowed from its records.

Finish with the location

Fries questions need the parcel, not just the place name

VDOT's 2025 route records include Route 606 with labels leading to E Main St and the eastern Fries line, and Route 1001 with local street labels. Use the road number and the actual street or entrance description together when locating a parcel.

The posted Town application gives the Town contact as 276-744-2231 and PO Box 452, Fries, VA 24330. Use the current form when preparing an inquiry. Bring a tax map number, road frontage and the precise river or creek relationship so that an unanswered map question stays visible instead of being hidden inside a general description of the Town.

Questions

Good questions, straight answers.

Does the Fries water report identify the New River as the Town supply?

No. The Town drinking-water report for calendar-year 2024 identifies surface water from Eagle Bottom Creek. That report describes the system source; the Town office answers a particular parcel's water and sewer connection question.

Can a Fries 24330 address identify land in Carroll County?

The Census 2020 ZCTA-to-county file includes land in both Carroll and Grayson counties for ZCTA 24330. A ZCTA approximates a postal ZIP area, so use the parcel record to confirm the county and the Town office to confirm the incorporated-line question.

Do the two checked FEMA locations give one flood classification for all of Fries?

No. The checked New River point returns Zone A and the GNIS place point returns Zone X on panel 51077C0230C. Those results belong to the points queried. Read the effective flood information at the actual parcel and proposed building location with the responsible local office.
